Do I need mold remediation?

Every mold scenario is different, and each requires its own solution. Three of the most common signs that you might need mold remediation are:

  1. Though some water intrusion problems like soaked carpets or stained ceilings are easy to detect, others like leaking pipes in the walls can go unnoticed.
  2. If you get a whiff of something musty, mold might be the problem.
  3. If you or anyone else develops new symptoms like coughing, wheezing, congestion, a sore throat, difficulty breathing, or watery eyes, breathing in mold spores may be the problem. People who live with asthma can suffer attacks if they inhale mold.

What happens during mold remediation?

Most mold remediation processes follow the same steps. Your job may require additional work if there are unique circumstances.

  • An inspection and mold damage assessment are performed using various tools and technologies. The HVAC system is examined for signs of mold contamination and leaking pipes are identified.
  • Multiple containment procedures are used to prevent the further spread of mold. Generally, all fans and HVAC systems are turned off to prevent proliferation.

  • Depending on the amount of mold growth and where the mold is located, specialized treatments are used to eliminate existing mold colonies and prevent new ones from forming. It’s sometimes necessary to remove affected drywall and carpeting.
  • Contaminated surfaces including furniture, curtains, and other household items are cleaned and sanitized and deodorization techniques are used to remove any lingering odor.

Depending on the level of damage, building materials such as subfloors and drywall may need to be removed and replaced. There are times major repairs, including complete reconstruction of rooms or structures may be required.

Can mold come back after mold remediation?

The short answer is yes. Though proper mold remediation from a certified contractor typically solves the problem, it’s possible for mold to return if an underlying moisture problem is left unresolved or a new leak occurs. That’s why it’s important to do a thorough inspection before the remediation process. Once the work is complete you may need to:

  • Use a dehumidifier or sump pump in the basement to keep moisture and water at bay.
  • Make sure any wet areas caused by something like a leaking washing machine, water heater, or pipe are dealt with immediately.
  • Install additional ventilation in the attic and near appliances that produce moisture such as stoves and clothes dryers.
  • Keep the indoor humidity between 30 and 60%.

If reconstruction is necessary due to severe mold damage, you might want to consider using mold-resistant building materials when making repairs. Newer types of drywall have water-resistant surfaces that prevent mold buildup.

Do I need to replace my moldy roof?

Rarely do you need to replace an entire roof due to mold problems. Most mold can be handled during the remediation process as described above. So when is a roof replacement necessary? If the sheathing is rotted or damaged or when other structural damage is so severe it can’t be repaired, a roof replacement is usually unavoidable. If there is toxic mold present in one or more areas, those sections may also need to be removed and replaced.
